Buying a house is one of the most exciting things many people ever do. But it’s also one of the most confusing and stressful financial transactions you’ll ever undertake.
There are plenty of homes for sale in Tuscarawas County right now. Even if you’ve bought a new home before, you can still find the purchase process complicated and intimidating—particularly when it comes to getting a mortgage loan. Countless loan documents, with their unfamiliar terminology, often temper the joy of buying a new home. As soon as your sale contract is signed, obtaining the financing for the purchase becomes paramount for all but a very few buyers.
We, at the Dover-Phila Federal Credit Union, believe that if you understand the steps to qualifying for a mortgage loan, you can avoid much of the stress. The following explanation of the loan application process is intended to help you through the complexities of obtaining financing.
To begin, assemble the following documents and bits of information: your Social Security Number, details of current and previous employment and residences, your most recent pay stubs, your current credit card and loan statements, your recent bank statements, and information on your personal assets—stocks, pensions, and retirement funds. Having this information readily at hand will greatly simplify the completion of your loan application.
Many lines on the loan application will be self-explanatory—“Borrower Information,” for example, will request details like your name, Social Security Number, age, educational background, and employment history. The “Monthly Income” section can be completed by referring to your pay stubs. For “Assets and Liabilities,” you’ll use data from your stock, pension, and retirement fund documents, as well as your outstanding loan and credit card statements.
Regarding the latter, fill in details only for those credit cards which carry a balance—these are the only numbers taken into account when calculating your personal debt-to-income ratio. If your liabilities don’t all fit on the page provided, continue them on the final page of the loan application.
Unless you’ve already made an offer on a house (and had it accepted), some sections of the loan application will remain blank, either for you or the banker to fill in later, such as Type of Mortgage and Terms of Loan, Property Information, and Details of Transaction. If questions on the application don’t pertain to your or your situation, leave them blank.
Once you’ve completed the financing papers, be sure you sign and date each form that requires it.
